Israel orders confiscation of Bethlehem village fields

BETHLEHEM (Ma'an) -- Israeli authorities have ordered the confiscation of agricultural land in a village near Bethlehem, residents said.

Land-owners from Nahalin village headed to the fields on Thursday, and found confiscation orders for 12 dunams, saying the land is considered Israeli state property.

The land is near Israeli settlement Beitar Illit.

Village council chief Osama Shakarneh told Ma'an the land is planted with grapes, almonds and olives, and villagers have land ownership documents for the area.

The council has appealed to the Palestinian Authority to halt the confiscation, he added.

Isaac stirs up horrible memories for New Orleans residents

By Kate Snow , NBC News

As Isaac lingered outside her door, Connie Uddo was busy Wednesday calling elderly friends in her neighborhood to make sure they were holding up. She, like the majority of New Orleans residents, had no power.

NBC News

Kate Snow interviews Connie Uddo of New Orleans.

?It?s just a tedious, long, arduous storm,? she said.

Storms are a big part of life in New Orleans. They always have been. There are records of hurricanes hitting the Crescent City as far back as the 1700s.

But things changed when Hurricane Katrina struck seven years ago ? especially for Uddo.

?Our neighborhood, it was condemned, uninhabitable and unsafe. You had to have a pass to get in,? she said.

That is something she never wants to live through again ? she doesn?t think she could handle it. As Isaac was bearing down, she felt a familiar mixture of dread and anxiety.

?The wind had me a little freaked out at points last night because our house was shaking a lot and the windows were rattling,? she said.

Related: Isaac loses steam, but brings flooding, power outages

A downgraded Isaac floods coastal communities and forces new evacuations, but levees still hold.

Uddo and her kids had evacuated just before Katrina hit. In October of 2005, when she returned to her 90-year-old wood and plaster home, she found a mold-infested mess. The first floor, which they had renovated as rental units, had been under several feet of water, which took a month to drain out.?

?It was horrific. It was shocking. It was something that I never thought I would ever see in my lifetime ... everything was gray.," she said. "It literally looked like a nuclear disaster. There were no birds, insects, squirrels. The silence was just deafening.?

Uddo thought about leaving for good. She cried ? a?lot.

?It wasn?t just the physical loss,? she said. ?It was the emotional loss of your community, your social network, your children?s friends.?

Weather Channel Meteorologist Jim Cantore reports from New Orleans where rainfall is still expected to reach 12 to 20 inches. The full scope of Isaac's damage to the Gulf Coast states won't be fully known until Friday.

But Uddo decided to move back and rebuild. In January 2006, her family was the first of 10 families in her neighborhood to have electricity.

Lakeview, she said, was a ?green dot? on a city planning map ? a place that some planners thought would become nothing but green space with no residential homes.?

She wouldn't hear of it. "We?re a hundred-year-old neighborhood. You don?t tell a hundred-year-old neighborhood that."

So she rebuilt, and she convinced others to do the same. Uddo would walk around the neighborhood asking plumbers, roofers, builders and other tradespeople for their phone numbers. Since phone books no longer worked, she compiled a list. She counseled her neighbors at her dining room table. She recruited teen-aged volunteers to come to the neighborhood and clean up the front yards so that returning residents wouldn't be as shocked as she had been when she first drove in.

Eventually, Uddo opened St. Paul?s Homecoming Center, which still operates and helps residents who fled Katrina. The center has coordinated more than 50,000 volunteers.

As soon as Isaac lets up enough, probably on Thursday, Uddo plans to go back to the Center and start the cleanup. So far, she hasn?t seen any major flooding in her neighborhood. On a walk earlier Wednesday she checked on the trees she recently planted. They?re tattered, but still standing. The elderly neighbors she called are doing all right too. And for that, she?s thankful.

?Hopefully tomorrow we?ll be back in action,? she said.

Wednesday was spent napping, having tea, catching up on laundry and house chores.

?I really feel blessed. I don?t want to jinx it. It?s not over. But it could?ve been worse.? So many things could?ve happened.?

The storm has tested the city's post-Katrina flood defenses, leaving many roads impassable and creating a storm surge from Louisiana to Alabama. NBC's Lester Holt reports.

Uddo thinks a storm like Isaac solidifies her community.

?Once again we?re a stronger, more unified community because of it. And that?s the silver lining. You come out stronger."

One of the biggest lessons of Katrina, Uddo said, is that neighbors have to look out for each other. Before Katrina, they never would have coordinated before a storm. On Tuesday night, before the power went out, Uddo and her husband went up the block for a neighborhood gathering. They made plans together about what they would do if the water rose on their streets.

?At the end of the day, all we have is each other,? she said.

Brent crude edges up toward $113, Bernanke speech eyed

SINGAPORE (Reuters) - Brent crude edged up toward $113 a barrel on Thursday ahead of a meeting of central bankers later this week that will be scoured for clues on measures to boost global economic growth, while a potential strike by Norwegian oil workers also supported prices.

Brent dipped earlier in the day as oil facilities in the Gulf of Mexico were largely spared storm damage.

U.S. crude futures fell as a surprise build in inventory in the world's top oil consumer and a possible release of strategic oil stocks weighed on prices.

Brent crude for October delivery rose 32 cents to $112.86 a barrel by 0727 GMT. U.S. crude slipped for a second session, down 33 cents to $95.16.

Investors are now waiting to see whether U.S. Federal Reserve Chairman Ben Bernanke will give any hint about further measures to support growth at the world's largest economy in a speech to fellow central bankers on Friday.

They are also eyeing more details from the European Central Bank on proposed bond purchases to tackle the region's debt crisis.

"If they are going to announce concrete ideas to support those countries in the euro zone it will be supportive for the euro and Brent crude," said Yusuke Seta, a commodities sales manager at Newedge Japan.

Technical charts showed that Brent is supported at $111.50 a barrel, the 200-day moving average, he said.

"The Fed is likely to sustain its rhetoric to support the economy for as long as it can," Deutsche Bank analysts said in a note. Chances of more stimulus measures are slim as the U.S. presidential elections draw closer, they said.

Investors are also keeping an eye on a possible strike by Norway's oil service workers that could disrupt supply from the world's eighth largest exporter.

This could be the workers' second strike in just over a month after they caused a partial shutdown of the country's oil and gas industry.

LITTLE IMPACT FROM ISAAC

In the United States, crude inventories unexpectedly rose last week while Hurricane Isaac, which was downgraded to a tropical storm, did not cause any discernible damage to refineries or offshore oil and gas platforms.

"We don't see any substantial impact from this hurricane so the risk premium has been removed," Newedge's Seta said.

U.S. crude oil inventories rose 3.78 million barrels in the week to August 24, the Energy Information Administration said on Wednesday, against expectations of a 1.5 million-barrel fall.

Talks that consuming nations may release strategic oil reserves have also capped oil prices.

The White House reiterated on Wednesday that the option of releasing oil from the Strategic Petroleum Reserve remained on the table but it had no announcements to make.

Just a day earlier, the Group of Seven finance ministers expressed concerns over high oil prices and said they stood ready to call on the International Energy Agency to ensure the market is well supplied.

Taking a Stand Against Sites That Charge for iPhone App Reviews

Taking a Stand Against Sites That Charge for iPhone App ReviewsWith dozens of new iPhone and iPad apps popping up on a daily basis, developers are finding it increasingly difficult to get coverage for their latest games. It's a situation so desperate that several websites selling "expedited" app reviews, a practice mobile developer co-op AppyNation's Andrew J. Smith is not particularly fond of.

In a post on the AppyNation website, Smith calls out a number of websites that openly offer mobile game developers guaranteed reviews in exchange for cash. Sites like AppCraver, which offers regular reviews but also gives developers the option to pay $150 to ensure their app gets a critique within seven days of payment. Or Best10Apps, seen above, which allows developers to submit their own article for free but has three different tiers of paid reviews for sale.

These two sites and several more are the first entries in a list Smith plans to maintain on the AppyNation website.

Charging for reviews (or for ?consideration', or to cover ?administration' fees) is a tactic that raises our hackles, gets our goat, boils our blood and generally makes us want to shout. So, rather than shouting, we thought we'd create a permanent (and often updated) list of these websites. And for anyone wondering, we've linked to them so that a) you can see they're real and b) their advert revenues go up and they can stop charging for reviews. Sneaky, huh?

None of the sites on the list seem to be actively hiding the fact that their reviews are paid for ? any visitor can find the pricing details without jumping through too many hoops. Some note in the review proper that money changed hands.

Taking a Stand Against Sites That Charge for iPhone App Reviews

I find the transparency more troubling than the thought that other websites might be doing this sort of thing in secret. That someone thinks this practice is okay simply astounds me. When cash money changes hands it doesn't matter how objective the writer claims to be. Theircredibility is gone.

The sad thing is I understand why the mobile developers turn to websites like these. Here at Kotaku we feature five gaming apps, one-per-day, five days a week. We choose games that look interesting to us. Sometimes a press release catches our eye. Other times a game is just too big to pass up.

Taking a Stand Against Sites That Charge for iPhone App Reviews

But it's just five. Every day we get a dozen new gaming app announcements, and every day many of them slip through the cracks. It's a constant struggle for us to find and cover the best ones. The developers are desperate for attention, and that desperation can push them to sites like the ones on AppyNation's list. For many developers, it's the only coverage they get. I've had developers email me asking for review rate quotes. At first I found such messages offensive; now they just make me sad.

There has to be a solution, but paying for reviews isn't it. Hopefully AppyNation's list will help encourage the app-using community to find a better way.

I've reached out to each website on the list for comment. Should I receive a response I will update this post.

Tectonic Shoving Match Formed Caribbean Island Arc

The movement of Earth's viscous mantle against South America has pushed the Caribbean islands east over the last 50 million years, according to a study published Monday (Aug. 20) in the journal Nature Geoscience.

The University of Southern California, in announcing the study, said the findings upend previous hypotheses of the seismic activity beneath the Caribbean Sea and provide an important new look at the unique tectonic interactions that are causing the Caribbean plate to tear away from South America.

The Caribbean plate is being pushed eastward due to a thick section of the South American plate called a "cratonic keel." This section of crust is three times thicker than its surroundings.

Meanwhile, part of the South American plate is being pushed beneath the Caribbean plate, a process called subduction. Intense heat and pressure gradually force water-containing magma to rise into the Earth's mantle and fuel the many active volcanoes in the region.

All of this pushing and pulling formed the distinctive arc shape of the Caribbean islands and has created a very complex system of faults between the two plates, in northern South America, according to the USC statement. The study mapped several of these strike-slip faults, which are similar to California's San Andreas Fault.

Recent earthquakes in the area helped the two researchers develop an image of the Earth's deep interior. The earthquake waves move slower or quicker depending on the temperature and composition of the rock.

"Studying the deep earth interior provides insights into how the Earth has evolved into its present form," researcher Meghan S. Miller said in the statement.

For their study, the researchers used earthquake data to develop 176 computer models, USC said.

OPENING: Japanese Okonomiyaki in Fitzrovia, soft opening lunch ...

August 20, 2012 at 12:21PM via Instagram http://instagr.am/p/OjEtX4Cc8N/

This is the ?Okonomiyaki? lunch deal from newly opened Japanese food outlet Yaki.Co.Jp. If you?re based near Goodge Street you can get a lunch of any Okonomiyaki, a crispy chicken stick, a salad (or endamame) and a drink for a bargain ?5.95.

Yaki.Co.Jp is a new venue which has soft opened for a few weeks now. They will be focusing on Japanese street food which ends in ?-yaki?. Takoyaki, taiyaki and ?okonomiyaki? which, in my non-Japanese opinion, is best described as the Japanese equivalent to a Spanish omelette.

Right now these guys are still in their ?soft launch? phase so they are only open for lunch from 12h00-16h00. However, they are staffing up and will be open in the evenings soon.

Review to follow?

Ryan Seacrest gives other people jobs

NEW YORK (TheWrap.com) - Apparently, there are a few jobs that Ryan Seacrest doesn't do.

The "American Idol" and "On Air With Ryan Seacrest" host, E! News managing editor and anchor, and head of Ryan Seacrest Productions is giving jobs to other people that he could, no doubt, just as easily perform single-handedly. RSP is responsible for "Keeping Up With the Kardashians," its E! spin-offs, and "Jamie Oliver's Food Revolution," among other shows.

Who will do the jobs that Seacrest, improbably, does not?

First, there's Nina Wass, a producer of more than 500 episodes and twenty network pilots. As RSP's new executive vice president of scripted programming, she will help the company further expand into scripted television.

Heather Schuster, meanwhile, is RSP's new senior vice president of development. She joins the company from Reveille/Shine, where she was SVP of creative affairs and an executive producer.

But wait. There are other jobs that Seacrest is not, as of this writing, doing himself.

One of them, RSP vice president of development, belongs to Joseph Ferraro, who was previously vice president of programming at OWN. Also, Gordon Cassidy, who has worked as a development consultant with Seacrest's company, is joining it full time as vice president of current programming.

Seacrest has also allowed three producers to make shows with RSP, rather than creating them himself with a mere snap of his fingers.

The company has signed an overall deal with Emmy-winner Eric Lange, an 18-year film and television veteran whose credits include "The Deadliest Catch." It has made another overall deal with Dan and Ben Newmark, who recently sold a comedy to TBS.

Finally, Noah Oppenheim has signed on as a consultant with RSP after working as a senior producer of "Today," a show that Seacrest does not single-handedly write, anchor and produce. (Though he is a correspondent for it.)

Pakistan Down's Syndrome blasphemy case report urged

Pakistan's president on Monday called on officials to explain the arrest on blasphemy charges of a Christian girl with Down's Syndrome who allegedly burnt pages inscribed with verses from the Koran.

There is a growing debate about religious intolerance in Pakistan, where strict anti-blasphemy laws make defaming Islam or desecrating the Koran punishable by death.

Police said the girl, Rimsha, was arrested in a Christian slum of the capital last Thursday and remanded in custody for 14 days after a furious Muslim mob demanded she be punished.

A police official, speaking to AFP on condition of anonymity because of the sensitivity of the case, said the girl was in her teens. Activists say she is 11 years old.

President Asif Ali Zardari took "serious note" of the arrest and called on the interior ministry to submit a report on the case, state media said.

His government was heavily criticised in the West for refusing to reform the anti-blasphemy law, despite the assassinations of a leading politician and a Christian cabinet minister in 2011.

Some reports suggested the girl had been burning papers collected from the rubbish for cooking when someone entered her house and accused the family of burning pages inscribed with verses from the Koran.

Human rights activists say the law is often used to settle petty disputes.

Muslim anger over the alleged incident forced Christians to flee the Mehrabad slum, home to hundreds of Christians 20 minutes' drive from Western embassies.

"These Christians had sought shelter with their relatives in other parts of the city but now they are gradually returning to Mehrabad," a senior official of All Pakistan Minorities Alliance, Tahir Naveed Chaudhry, told AFP.

He said the girl had Down's Syndrome -- a condition which causes various degrees of learning difficulties -- and disputed the age given by police.

"She was just 11 to 12 years old," he said, adding his organisation wanted the hugely sensitive case resolved "amicably".

The Women's Action Forum (WAF), a leading Pakistani organisation fighting for the rights of women, condemned Rimsha's arrest.

Spokeswoman Tahira Abdullah demanded her immediate release and expressed outrage at the "total inhumanity" of the men who lodged the case with police.

Police should have dealt with the case under the Juvenile Justice System, she said, accusing police of not allowing lawyers or civil society representatives to visit the girl.

Punjab governor Salman Taseer was assassinated in January 2011 and minorities minister Shahbaz Bhatti two months later for their opposition to the blasphemy law.

They had taken up the plight of a Christian mother sentenced to death for blasphemy in late 2010. She remains in prison.

Last month, a Pakistani mob snatched a mentally unstable man from a village police station and beat him to death in central Punjab province after he allegedly burned pages from a Koran.

Tencent reveals how it gets users to pay for its service

We've all seen those "OMG! Don't make us pay for Facebook" fake petitions, but App.net and The Social Network raise questions about how our social services raise their moolah. Tencent's Sophia Ong has revealed that it's in the unique position of having users happy to pay for services that we take for granted. While signups for QZone (Facebook equivalent) is free, users have to use QBs, the site's virtual currency, to buy and clothe their avatars. While 1 QB = 1 yuan ($0.16), there are 30 million paying customers on the site -- meaning that the company can count on around $50 million in monthly payments. It's not stopping there either, sensing a slowdown in the local economy, the company has an eye on opening up its eCommerce platform to ensure it can continue to rake in the cash.

Plants exhibit a wide range of mechanical properties, engineers find

ScienceDaily (Aug. 14, 2012) ? From an engineer's perspective, plants such as palm trees, bamboo, maples and even potatoes are examples of precise engineering on a microscopic scale. Like wooden beams reinforcing a house, cell walls make up the structural supports of all plants. Depending on how the cell walls are arranged, and what they are made of, a plant can be as flimsy as a reed, or as sturdy as an oak.

An MIT researcher has compiled data on the microstructures of a number of different plants, from apples and potatoes to willow and spruce trees, and has found that plants exhibit an enormous range of mechanical properties, depending on the arrangement of a cell wall's four main building blocks: cellulose, hemicellulose, lignin and pectin.

Lorna Gibson, the Matoula S. Salapatas Professor of Materials Science and Engineering at MIT, says understanding plants' microscopic organization may help engineers design new, bio-inspired materials.

"If you look at engineering materials, we have lots of different types, thousands of materials that have more or less the same range of properties as plants," Gibson says. "But here the plants are, doing it arranging just four basic constituents. So maybe there's something you can learn about the design of engineered materials."

A paper detailing Gibson's findings has been published this month in the Journal of the Royal Society Interface.

To Gibson, a cell wall's components bear a close resemblance to certain humanmade materials. For example, cellulose, hemicellulose and lignin can be as stiff and strong as manufactured polymers. A plant's cellular arrangement can also have engineering parallels: cells in woods, for instance, are aligned, similar to engineering honeycombs, while polyhedral cell configurations, such as those found in apples, resemble some industrial foams.

To explore plants' natural mechanics, Gibson focused on three main plant materials: woods, such as cedar and oak; parenchyma cells, which are found in fruits and root vegetables; and arborescent palm stems, such as coconut trees. She compiled data from her own and other groups' experiments and analyzed two main mechanical properties in each plant: stiffness and strength.

Among all plants, Gibson observed wide variety in both properties. Fruits and vegetables such as apples and potatoes were the least stiff, while the densest palms were 100,000 times stiffer. Likewise, apples and potatoes fell on the lower end of the strength scale, while palms were 1,000 times stronger.

"There are plants with properties over that whole range," Gibson says. "So it's not like potatoes are down here, and wood is over there, and there's nothing in between. There are plants with properties spanning that whole huge range. And it's interesting how the plants do that."

It turns out the large range in stiffness and strength stems from an intricate combination of plant microstructures: the composition of the cell wall, the number of layers in the cell wall, the arrangement of cellulose fibers in those layers, and how much space the cell wall takes up.

In trees such as maples and oaks, cells grow and multiply in the cambium layer, just below the bark, increasing the diameter of the trees. The cell walls in wood are composed of a primary layer with cellulose fibers randomly spread throughout it. Three secondary layers lie underneath, each with varying compositions of lignin and cellulose that wind helically through each layer.

Taken together, the cell walls occupy a large portion of a cell, providing structural support. The cells in woods are organized in a honeycomb pattern -- a geometric arrangement that gives wood its stiffness and strength.

Parenchyma cells, found in fruits and root vegetables, are much less stiff and strong than wood. The cell walls of apples, potatoes and carrots are much thinner than in wood cells, and made up of only one layer. Cellulose fibers run randomly throughout this layer, reinforcing a matrix of hemicellulose and pectin. Parenchyma cells have no lignin; combined with their thin walls and the random arrangement of their cellulose fibers, Gibson says, this may explain their cell walls' low stiffness. The cells in each plant are densely packed together, similar to industrial foams used in mattresses and packaging.

Unlike woody trees that grow in diameter over time, the stems of arborescent palms such as coconut trees maintain similar diameters throughout their lifetimes. Instead, as the stem grows taller, palms support this extra weight by increasing the thickness of their cell walls. A cell wall's thickness depends on where it is along a given palm stem: Cell walls are thicker at the base and periphery of stems, where bending stresses are greatest.

Gibson sees plant mechanics as a valuable resource for engineers designing new materials. For instance, she says, researchers have developed a wide array of materials, from soft elastomers to stiff, strong alloys. Carbon nanotubes have been used to reinforce composite materials, and engineers have made honeycomb-patterned materials with cells as small as a few millimeters wide. But researchers have been unable to fabricate cellular composite materials with the level of control that plants have perfected.

"Plants are multifunctional," Gibson says. "They have to satisfy a number of requirements: mechanical ones, but also growth, surface area for sunlight and transport of fluids. The microstructures plants have developed satisfy all these requirements. With the development of nanotechnology, I think there is potential to develop multifunctional engineering materials inspired by plant microstructures."

Karl Niklas, a professor of plant biology at Cornell University, says Gibson's engineering parallels are fitting. Plants, in a way, he says, are "largely structural things ? chemical factories that are architecturally arranged."

"Plants on Earth have evolved over three-and-a-half billion years, and that is a giant evolutionary experiment of trial and error, because the things that don't work are extinct, and the things that do work are more abundant," Niklas says. "We can learn things from nature and apply it to construct better panel boards, styrofoams and photovoltaics that will help society."

Here tend to be some myths about Tweets that small business make:

Twitter is among the largest growing social networking sites on the internet. If you do not have a existence on Tweets for your online business then you?re missing an enormous opportunity. Tweets tend to be 140 personality messages that are displayed on the users page and also the pages from the people that follow a person. All your visitors, suppliers, sellers, and colleagues ought to be following a person.

Twitter is perfect for teenagers! Tweeting about your preferred skateboard or that which you had with regard to breakfast isn?t what After all here. Twitter is really a powerful method to communicate your company offers, thrilling new advancements, and educational information about your items. Twitter may be the fastest developing site on the internet and businesses like Starbucks, JetBlue, Comcast, The house Depot, and Greatest Buy devote considerable time and work to tweeting. This is not just with regard to kids.

Tweets doesn?t issue! I truly shouldn?t need to address this problem after my personal last section, but allow me to give a person some factors that Tweets does issue.

1. Most people are using it and it is only likely to grow much more.

I do not have time with regard to Twitter! Twitter along with other social press sites is definitely an amazing waste of your time if you do not budget out just how much time you need to spend presently there. You may click close to endlessly upon these websites and waste a couple of hours. I spend quarter-hour a day time, sometimes much less with my social networking accounts. I try to enter and away. Social press is something which just a couple years back didn?t actually exist. With Twitter it had been started through three university dropouts. Using Rental Income on a Departing Residence ... - Marin Real Estate

Posted by Nicholas Ballard on Tuesday, August 7th, 2012 at 11:39pm.

In recent months, the Bay Area's relatively low inventory of homes for sale has created a bit of a seller's market. Although sellers remain open to negotiations once in contract, they are almost universally unwilling to consider any offer that is contingent on the sale of the buyer's current home. For this reason, homeowners looking to trade up or move to a new area are left with three options: 1) sell their home and rent until a prospective new home is found, 2) Qualify for the purchase mortgage carrying both properties' housing payments or, 3) qualify with projected rental income on their current home.?

Although most buyers would prefer to have their new home lined-up before parting with their current, for many there may be no choice. If sale proceeds are needed for down payment funds, or if their income would not otherwise allow them to qualify for the new mortgage, then sell first they must. Those able to qualify carrying both their current and the new home's combined housing payments can generally move forward with the purchase (though some lenders may require assurances that they will continue to make payments on the old mortgage). Borrowers who fall into the third category generally have adequate down payment funds to satisfy the new purchase loan, but lack sufficient income to qualify with both housing payments. For these buyers, using rental income on their current home to offset housing expenses may be their best bet.

With conventional financing, buyers will need to work within the strictures of Fannie Mae guidelines, along with any additional requirements imposed by their chosen lender. In general, these are the rules that will apply:

  • They will need to verify 30% equity in their current home. (This mitigates concerns that they may be considering a "strategic default" on the old home. An AVM (Automated Valuation Module) or appraisal will be needed to prove their equity position.
  • Rental income must be documented with a fully executed lease agreement. The lease may be month-to-month.
  • The lender will require a copy of the security deposit and proof of deposit.
  • Rental income from a family member or an individual with an established relationship to the borrower is not allowed.
  • 75% of the verified rental income can be used to offset housing expenses.

Perhaps the biggest obstacle in operating with this strategy is in lining-up a prospective renter who is happy to wait until you have entered into contract on a new home. But if you want the best terms on 30-year fixed money, it's the game you'll have to play. There are, however, other good options, such as 5 and 7-year ARM products that will allow for a rental offset based only on a rental survey to determine fair market rent. In this example, you will still need at least 20% down payment funds and the established rental income will be discounted to 75%, but you won't need to provide lease agreement.

?Finally, there is another good option for buyers with limited down payment funds who may have little or no equity in their homes. FHA loans provide financing as high as $729,750 on great 30-year fixed money with down payment funds as low as 3.5% of the purchase price. And for those whose equity has eroded and who may even be upside down on their current home, the FHA requires just 25% equity in the departing home and will base this figure off of the original purchase price!! But the borrower will still need to provide an executed lease agreement and proof of deposit for security money.

Dempster shuts down Red Sox

Associated Press Sports

updated 11:25 p.m. ET Aug. 7, 2012

BOSTON (AP) - That's the Ryan Dempster the Texas Rangers hoped they got at the trade deadline.

Dempster rebounded from a rough debut with Texas by pitching shutout ball into the seventh inning, Ian Kinsler had a pair of RBI singles and the Rangers snapped a two-game losing streak with a 6-3 win over the Boston Red Sox on Tuesday night.

"Anytime you have a rough one you want to get out there the next day," Dempster said. "Those five days take a long time. I think just knowing the lineup a little bit facing these guys. I was able to use the fastball and had a good split."

Dempster (1-0) allowed three unearned runs, six hits, struck out six and walked one in 6 2-3 innings.

Acquired from the Chicago Cubs minutes before last week's non-waiver trade deadline, he was tagged for eight runs in 4 2-3 innings by the Angels in his first Rangers' start on Thursday.

On Tuesday, he showed why he was the one of the top prizes at the deadline.

"Even though he gave up all those runs against Anaheim, he kept us in that ballgame and we won that ballgame," Rangers manager Ron Washington said. "He had a two-point-something ERA, leading the National League in ERA, leading the National League in (batting average) against. We know he's capable of getting outs, and he proved that tonight, without a shadow of a doubt. We're very happy to have him. We certainly need his leadership in the front part of our rotation."

Rangers outfielder David Murphy knew how Dempster felt, having been dealt by Boston to the Rangers at the deadline in 2007.

"He's a veteran and he's an easygoing guy to begin with, but I think as a man you want to earn your keep," he said. "Obviously after not having his best stuff his first outing, he wanted to turn that around as quickly as possible. I think he did that tonight."

Josh Hamilton and Nelson Cruz each had two hits and drove in a run for Texas.

Will Middlebrooks had a pinch-hit three-run homer for the Red Sox, who have lost five of seven.

The AL West-leading Rangers have lost three straight only three times this season.

Jon Lester (5-10) gave up four runs on six hits in 6 2-3 innings. He's 0-5 in his last six starts.

"It's another heck of a performance. We didn't score the runs and he didn't get the breaks," Red Sox manager Bobby Valentine said. "Couple of curveballs to a couple of left-handers wound up hurting him."

Lester, expected to be one of the club's top starters, hasn't won since June 27.

"I can't keep talking about being frustrated and all this stuff," he said. "Everybody obviously knows here that we're frustrated and we don't like losing. ... But there's positives for me personally in this game that I'm going to take and go forward to the next one."

Boston's Dustin Pedroia was called out on an attempted check swing by first base umpire Paul Nauert in the eighth and ejected in the top of the ninth.

"It looked like he checked his swing from our vantage point," said Valentine, who came out after his second baseman was tossed.

Until Middlebrooks belted his homer, it was very similar to when Dempster faced the Red Sox earlier this season.

He mixed a sharp splitter with a well-spotted fastball to keep Boston's hitters off-balance.

Joe Nathan worked the ninth for his 22nd save.

With Texas leading 4-0 and two outs in the seventh, Kinsler misplayed Ryan Kalish's grounder for an error. Middlebrooks followed by hitting the first pitch over the Green Monster - where a fan reached out to grab the ball near the top of the wall. The call was reviewed and upheld after a lengthy review.

Cruz's RBI single made it 5-3 in the eighth. Hamilton's single made it 6-3 in the ninth.

Dempster worked seven shutout innings against Boston in Chicago's win on June 15.

The Rangers broke a scoreless tie with a pair of runs in the sixth. After taking a close pitch for a ball with a 1-2 count, Murphy had a leadoff double. One out later, Kinsler singled off the top of the left-field wall, advanced on a groundout and scored on Hamilton's single to right.

In the seventh, Murphy had a sacrifice fly and Kinsler added an RBI single, making it 4-0.

Carl Crawford doubled in the first, but was picked off second. Cody Ross opened the second with a double, but was stranded.

Dempster then retired 14 of the next 15 - allowing only Ross' two-out double in the fourth - until he walked Pedroia in the sixth.

The Red Sox were coming off an eight-double game in Monday's win and three of the first four balls they hit into play Tuesday night were off the Monster, including two doubles.

NOTES: Rangers SS Andrus was back in the lineup after missing Monday's game with a sore right shoulder. ... Texas C Mike Napoli didn't start after catching four straight games. ... Boston's David Ortiz, on the 15-day DL since July 18 with a strained right Achilles, took batting practice on the field and said hopes to return this weekend when the Red Sox play in Cleveland. ... For the second straight day, Rangers OF Hamilton spent a long time signing autographs, posing for pictures and joking with the fans on the field next to Texas' dugout during BP. ... Boston RHP Clay Buchholz wore a large Frisbee-type disc around his neck for a good portion of BP. ... Shawn Thornton, Tuukka Rask and Daniel Paille of the Boston Bruins took BP on the field about 3 1/2 hours before the game.

Defense: Pastor thought mom OK to leave US

(AP) ? A Mennonite pastor worked with a number of other people to help a woman flee the country with her 7-year-old daughter rather than share custody with her former lesbian partner in Vermont, federal prosecutors said.

The 46-year-old pastor from Stuarts Draft, Va., is on trial on a federal charge of aiding and abetting in international kidnapping. Opening statements began Wednesday; the trial is to continue into next week.

Kenneth Miller is accused of helping the woman elude a Vermont court order to share custody with her former partner, and flee to Nicaragua to live with Mennonites there. The current whereabouts of the mother and her now 10-year-old daughter are unknown.

"We are here because others, including the defendant, Kenneth Miller, aided in her cause," Assistant U.S. Attorney Eugenia Cowles told the jury.

Miller's lawyer, Joshua Autry, said he will prove his client believed the mother had full custody of her daughter and could travel freely.

"Kenneth Miller thought that she was the full legal guardian," Autry said in opening statements.

Lisa Miller, no relation to the defendant, and Janet Jenkins of Fair Haven entered a civil union in Vermont in 2000. Lisa Miller gave birth to her daughter, Isabella, in 2002. The couple later broke up, and Lisa Miller returned to her native Virginia.

A custody battle ensued, and a Vermont judge transferred custody of the girl from her mother to Jenkins after the court says Lisa Miller refused to cooperate with visitation arrangements.

Prosecutors told the jury Wednesday that on Sept. 22, 2009, Kenneth Miller drove the mother and daughter from Virginia to Buffalo, N.Y., where the two crossed the Rainbow Bridge into Canada and flew to Central America and lived among Mennonites.

"In the dark of the night, Lisa Miller took her daughter across that bridge," Cowles said. "Lisa Miller didn't act alone."

Among the first witnesses, Ontario Mennonite pastor Ervin Horst said he picked up Lisa Miller and Isabella on the Canadian side of Niagara Falls after the two crossed into Canada by taxi. Horst said he was in regular telephone contact with Kenneth Miller and declined to cross into the U.S. to pick up the mother and child because he didn't want to cross an international border with them. He said he took them to the airport in Toronto the next day.

When asked if he knew about the custody case, he said he didn't know the details.

"Lisa did not feel good about what was happening and wanted to protect her daughter," he testified.

UN, World Bank Unveil Carbon Finance Program for Philippines Pig ...

A UN and World Bank initiative has begun providing pig farms with incentives for using Earth-friendly waste treatment facilities.

On July 26, the United Nations Framework Convention on Climate Change registered a Programme of Activity for piggeries under the Methane Recovery from Waste Management Project, which allows farms across the Philippines to generate carbon credits. Implemented by the Land Bank of the Philippines and supported by the World Bank?s Carbon Finance Unit, the project provides an additional income stream in the form of carbon finance to operators of piggeries to encourage them to install proper waste management systems and reduce the emission of methane, a potent greenhouse gas. The Spanish Carbon Fund, administered by the World Bank, is buying the piggeries? carbon credits.

Under the program the pig farmers earn carbon credits for each ton of methane captured. When fully implemented, the program is expected to produce over 100,000 tons of carbon credits per year from dozens of pig farms across the country.

This is the first program of activities from the Philippines to be registered and it is the first registered biogas PoA in the animal waste sector in south-east Asia, a region home to a significant number of the world?s pigs, the Wold Bank said.

Carbon finance facilitates financial rewards through carbon credits for the reduction of greenhouse gas emissions by emitters in developing countries, like the Philippines, through the Clean Development Mechanism of the Kyoto Protocol.

The CDM allows industrialized countries and companies to fulfill some of their greenhouse gas reduction commitments through the purchase of carbon credits in clean-and-green projects in developing countries, according to the World Bank.

In September 2011, Google invested in a pilot project by Duke University and Duke Energy that, similar to the Philippines program, converts waste from a pig farm into usable energy that can then be sold for carbon-offset credits. By capturing greenhouse gases from hog waste and burning them to run a turbine, the system produces enough electricity to power 35 homes for a year.

At the time the story broke, the two Dukes had spent $1.2m on the system so far. Google has not disclosed the size of its investment.
